Abq Summer Sales Finish On A High

Home Sales In Albuquerque finished on a 2 year high. Pending sales have not been as high in the previous 2 years. In August 2009 sales were up 36% on August 2008 figures. ( according to GAAR )Pending sales were 986 for Aug 2009. The chairman Don Padilla says ” The market is definitely a buyer’s market and it looks like we’ve hit bottom pricing wise.” ( source Abq Journal ). The median home sale price in Aug 09 was $186,000. July 2009 there were only 4 homes priced over $1 million that sold. Closed sales for August were down 135 compared to July’s 735. Approximately 30% of homes sold so far this year house been sold to first time home buyers, probably making the most of the $8000 tax credit that is on offer until 30th November 09. No news yet on the possible extension, but when we find out you will know. We shall post an update on the $8000 tax credit whatever the outcome is, whether it is being extended or not. The average home, that is for sale is taking about 80 days to find a buyer.

Is The $8000 First Time Home Buyer Tax Credit, Will It Be Extended?

Momentum is growing in Washington to extend the $8000 first time home buyers credit which expires 11/30/2009. It has been calculated an additional 400,000 homes have been bought using the $8000 tax credit. The first time home buyers tax credit has been part of the federal effort to kick start the devastated real estate market. According to the IRS around 1.4 million people have claimed the $8000 tax credit so far. Some analysts believe the tax credit has created little stimulus for new sales but given Americans whom would have bought a home a windfall, saving them $8000. Because the key committees are focused on the health care legislation, look like we are in for an anxious wait to see if the First Time Home Buyers tax credit is extended or not.

A few weeks ago I started looking into how to improve the online business of generating new leads. Well my first thoughts on this, was that it will be fairly “simple process“. Was I sooooo wrong. Between the organic traffic and SEO and paid for advertising, thought this was a relatively small area and would be easy to implement and still learning more about this everyday. But it is hugely improved in the 2 weeks or so when I started this on Google Analytics. My website was only getting approximately 100 visits a month but in the last 2 weeks or so it has gone up to 496 at the most recent check of Google Analytics, so can you imagine what numbers I am going to get from the beginning of next month!!!

Camping at Cochiti Lake was amazing and so relaxing and the amount of humming birds there was overwhelming. I have never seen so many. Also what surprised me was the rock formations at Tent Rock National Monument, we stayed there for 2 nights did not get too cold during the nights, and the lake there was something else, you can boat there and fish, a pontoon was there which was floating ended up laying on that, the movement created by the gentle waves had a calming of the mind affect. So if you want to get away I would recommend it, I will go back again.

Been a relatively busy week for us, there are plans in place for a camping trip coming up soon, it will gives us a much needed break from work which we all need once in a while. We will end up somewhere around Jemez Springs, NM.Something we are really looking forward too is the chance to have a cold beer next to the fire pit, what else is there that is more relaxing sitting by the fire with family and friends and enjoying each others company.
